Tracy Smith of Detailed Inspections Featured in Kamloops Matters

Tracy Smith, Certified Home Inspector and owner of Detailed Inspections, offers fully licensed pre-purchase home inspections for buyers, and pre-listing inspections for sellers in Kamloops BC and surrounding area. Shannon Ainslie, tradeswoman and blogger, recently interviewed and featured Tracy in Talking Trades for Kamloops Matters.

Tracy spoke to Kamloops Matters about what is involved in doing a home inspection, from thoroughly inspecting important systems and structures to taking clients on a walk through, pointing out the pros and cons of the house her clients are considering buying. Tracy follows up each inspection with a supporting narrative report and numerous photos.

Ideally, inspections reveal few deficiencies and allow for a focus on maintenance and preventive measures clients can take if and when they complete the home purchase. As a home inspector in the Kamloops area, Tracy is aware of some common issues, such as aluminum wiring in 1970s houses, and she is sure to point out any of these more common concerns, even if they are not detrimental.

To give readers an idea of the adventurous side of her work, Tracy mentions potential hazards she may encounter in crawl spaces and on roofs that require full awareness and personal safety practices. Spiders, snakes, heights, confined spaces are some of the hazards she faces, yet deems it to be all in a day's work. Regarding hazards, Tracy told Kamloops Matters, "The training I took prepared me and the emphasis is always on personal safety."

Tracy recommends BCIT or an equivalent college certificate program to those looking to get into the home inspection field, as the combined classroom instruction and field training provide a strong foundation in science. Other tips for prospective inspectors are to apply for membership with ASTTBC, (Applied Science Technologists & Technicians of BC) and to stay current and open to additional career opportunities.
